Commissions however have stayed at the decades old rate of 4 to 6% of the selling price while most sellers end up
paying a 5% rate. This percentage is typically then split between the selling and buyers broker. Don't forget a commission
is only available when a buyer brings the appropriate amount of money to the closing and the home exchanges hands. Now as a buyer
what you may have heard from your representing broker is their commission is
paid by the seller so essentially their services
to you are free. We think there is another way to look at it, we see
it as the buyer is the one bringing the money to the closing
table providing the funds for everybody else to get paid including their broker. To make things worse the buyer will
likely end up financing these commissions which can
double the net cost of these commission. As members of our team we rebate
a substantial amount of these commission dollars back to our customers.
Massachusetts is one of many states that allow real estate brokerages to provide rebates back to their principles
in a real estate
transaction. New England Home Market only provides rebates to buyers of real estate, our selling
plans cost far less
than what a rebate would net you if we charged a normal sales fee. For Buyers we offer a rebate
to our customers only with
a signed exclusive buyers agency contract. When you sign a contract with us we will
provide the same services that you will receive
from any other premier agency when looking for a home. The big
difference is we know you are searching the Internet looking for
your next home. Finding available properties has
become an automated process available to everyone with no cost
involved. We reward you for helping us help you.
We charge a flat fee of $5000 for our representation services. Our fee is based on a home sale price
of at
least $300,000 with a 2.50% commission for the co-operating buyer broker for a total of $7500.00.
We
then apply our fee and rebate to you whatever is left, If you are looking for a less expensive home we
have
a rebate for that also. As the price of homes rise our fee stays the same, just because you want
to buy a
more expensive house doesn't mean we should charge more. Since rebates can be quite large we suggest
that
you contact a tax consultant.
